I have had a termite contract with Orkin for almost 20 years and I purchased it from the previous owner of my house. I have a contract for both flying and subterranian termites. Every year I have my house inspected. I told Orkin about dust I was finding and they said it was old damage. Finally after a couple of years the guy who came out said he would treat my carport area where most of the dust was found.

I'm now in the process of renovating and my contractor found $60,000. in termite damage. My house has to be rebuilt from the ceilings up and the carport, which was closed in, and my utility room had to be torn down.

When I purchased my home I had both a termite inspection and general home inspection. I also have done major renovations over the years. There wasn't a termite or damage at that time. The damage was done under Orkin's watchful eye!!

Here's the really bad part...the Orkin contract says they aren't responsible for any damage due to the termites. They will only retreat. I don't have the money for a lawyer so I'm screwed but I do want to warn everyone they do not fix damage even when they are negligent and directly cause the damage. Use a company other then Orkin. They didn't even find my termites.

I have had an Orkin termite "warranty" for over 10 years. They never inspect the house, they just walk through it and say all is well.

I recently found termite frass (***) in three different places around my home. Orkin insists on doing a "spot" treatment which does not do anything except treat the exact location where the frass is found. Every technical article about termite treatment says that if more than one location of infestation is found, the home should be tented. Orkin won't tent because it costs them money, even though you already paid for this service!

Orkin likes to get your money but refuses to spend any to remedy the problem you have paid for!! I will never get another Orkin contract. It is much cheaper and safer for your home to simply call a company when you see termite frass and have them tent the house. What is the point of having a warranty that keeps you from actually solving the termite problem?

Orkin is a rip-off.

They could not care less if your home is consumed top to bottom. All they care about is that they have your money in their bank account!

Franchises w/o computers because they don't speak to each other. I live in Chester county, PA, spoke with a manager on the phone at 10:15 to re-confirm my re-re-scheduled appointment, come home 1:00 p.m.

They have lost all the quality they were known for. The best thing that could happen is they go out of business.

Just had the more expensive heat treatment done by Orkin. Five weeks later, found four live termites in the house. Can't wait to see how they handle it.

I was contacted this morning by an Orkin Sales person telling me that my Orkin Termite treatment and protection contract needs to be renewed every 56 years. The renewal upfront fee will be $500.

This will include attic treatment and they will also go under the house and treat for subterrainian terminites. I do not think they have been under the house as the "green canisters" that stick out of the ground that surround my house are not present under the house.

I am concerned after reading all of this on Orkin.

CONCERN: Would you renew the contract or go somewhere else?

:? huh thought allways orkin is a good companymy entire life but reading here are so disgusted me that orkin is totally ripped off.I am glad am orkin customer at all. But am thinking to try orkin but no way i will especially ripping off the 92 old lady.

My 97 year old Mother was ripped off by Orkin in Panama City, Florida after being a customer for 27 years. Termite infestation and damage was found by a friend just after Orkins annual $317 inspection declared it to be free of termites or damage.

This infestation was very entrenched and not just happened.

Also, as a month Orkin pest control customer, the house was infested with bugs.

It's obvious these were "Drive-By" inspections rather than on-site. :(

Over $500 paid each year for 27 years deserves better than this.

This posting is my posting and it has been resolved. I'd like to thank both Rollins and Orkin for helping me with the damage to my house.

Even though I waited a year to pursue it they did their best to make me a satified customer. Thank you Orkin for resolving my issue.

I had a three year termite contract with Orkin. Last week the inspector told me that I had extensive infestations of termites requiring tenting the house.

I put in a call to the VP's office, received a return call within a day, and a committment to re-treat the entire house at no cost. I was pleasantly surprised and grateful.

Maybe I was just lucky. I subsequently checked Orkin and Terminix and noted that they are both franchises--They probably both need some additional Quality-control processes.
